Internet Data Exchange (IDX)

Participation is typically limited to members of the same real estate board, and listings are shared among brokerages that have opted into the IDX agreement. This system promotes cooperation and broad exposure of listings within a specific region.

  • Property details are dependent on the board’s data feed configuration.
  • Publicly accessible without user registration.
  • Displays active listings from participating brokerages within the same board.
  • Updates are synchronized with the MLS® system, ensuring current information.

Data Distribution Facility (DDF®)

Managed by the Canadian Real Estate Association (CREA), DDF® allows brokerages to distribute their listings nationally across various platforms, including REALTOR.ca and third-party websites. Participation is voluntary and provides broader exposure beyond local MLS systems. Agent iFrame® is available for DDF® listings in every province of Canada.

  • Same listing details, multimedia, and photos as seen on REALTOR.ca.
  • Facilitates national distribution of listings on agent sites.
  • Listings are shared with CREA-affiliated websites and selected third-party platforms.
  • Brokerages control their participation and the extent of their listings’ distribution.

Virtual Office Website (VOW)

VOWs provide a more comprehensive dataset, including active, sold, and off-market listings. Access to VOW data requires user registration and the establishment of a broker-consumer relationship. This model is designed to offer clients detailed property information by entering into an agency agreement with a licensed real estate professional. Agent iFrame® is available for Ontario agents in boards that subscribe to the ITSO system.
